Community Planning Permit

Last night Council received for information a report on the next steps in developing a Community Planning Permit (CPP) for our historic core. This is a significant milestone in our ongoing revitalization efforts, as the CPP will serve as a collaborative planning tool, allowing us to work together as a community to create a clear and cohesive vision for Aurora’s downtown—Aurora Downtown 2035.

Through this process, we will engage residents, business owners, and property owners to establish a shared vision that defines:

  • Building heights and density – Ensuring growth aligns with our community’s character and needs.
  • Architectural style and design – Creating a visually appealing and cohesive streetscape that reflects Aurora’s identity.
  • The types of businesses and commercial entities – Encouraging a mix of shops, restaurants, services, and cultural spaces that make our downtown vibrant and economically strong.
  • The protection and integration of heritage properties – Preserving the history that makes Aurora unique while ensuring thoughtful and complementary new development.

By implementing a Community Planning Permit System (CPPS), we are streamlining the planning process to provide greater clarity, efficiency, and predictability for those looking to invest in our downtown. It will also simplify approvals for developments that align with the community’s vision, ensuring that every new project contributes positively to the area’s character and long-term sustainability.

This is a continuation of our commitment to revitalizing Aurora’s downtown, building on recent investments in infrastructure, streetscape enhancements, and business development initiatives. With a clear framework in place, we can ensure that our downtown thrives as a place where our rich history meets a dynamic and prosperous future.

  1. Will this process be the equivalent of a Secondary Plan for a defined area of the current downtown area?

    If not what process will be used, and what regulations will be used to implement the final plan?
